Editorial Policy & Methodology

Cash Home Hub is an independent educational resource about selling a home to cash buyers, iBuyers and real estate investors in the United States. This page explains how we research, write, review and correct our content, so you can judge how much weight to give it.

Our independence

We do not buy houses, we do not represent buyers or sellers, and we are not a lead-generation service for any company we review. We do not accept payment to change a review, a rating or the order in which companies are discussed. If that ever changes, we will say so on this page and next to the content affected.

Who writes and edits the content

Articles are researched and written by Carlos García Torrente, founder of Cash Home Hub. He is an SEO consultant and web developer, not a licensed attorney, real estate broker or financial advisor, and our content is written from that position: we read and compare public documents, contracts and fee schedules and explain what they mean in plain language.

How we research a guide or review

  • We start from primary sources: the company’s own published terms, fee pages, sample contracts and disclosures.
  • We cross-check claims against public records and consumer-protection sources, such as the Federal Trade Commission, the Consumer Financial Protection Bureau, the Better Business Bureau and state consumer-protection or real estate agencies.
  • We separate what a company states from what we can verify, and we say which is which.
  • We explain the trade-offs for the seller, including net proceeds, timelines, fees and contract clauses that can change the outcome.

What we look at when reviewing a company

  • Offer and fees: how the offer is calculated, and what is deducted before you are paid.
  • Contract terms: assignment clauses, inspection and re-trade rights, earnest money and cancellation terms.
  • Proof of funds and track record: whether the buyer can show the money and how they close.
  • Complaints: patterns in public complaints and how the company responds.
  • Transparency: whether the company is clear about being a direct buyer, a wholesaler or a marketing brand.

Corrections and updates

Real estate rules, fees and company terms change. We review our articles periodically and show the date of the latest update on each one. If you find an error, an outdated figure or a statement about a company that is no longer accurate, email contact@lightgray-rabbit-473020.hostingersite.com with the page address and the correction. We check every report, fix confirmed errors promptly and update the article’s date.

Advertising

This website may display advertising. Advertisers do not influence what we write, which companies we cover or what we conclude. Any affiliate or sponsored relationship we may add in the future will be clearly disclosed on the page where it applies.

Not legal or financial advice

Our content is for general information and education. Every sale involves local laws, your mortgage, taxes and your own circumstances. Before signing a contract, consult a licensed real estate attorney or a qualified professional in your state. See our Terms and Conditions and Privacy Policy.
